I've sold a community/forum before. Everything went smoothly, and I still admin/help out on the website.

I've sold forums regardless of how the the new owner would run it. There were a few, 1 or 2, that I would check back on. I even registered and made suggestions.

I have sold plenty of sites in the past. This includes forums, small sites, large sites, and everything in-between. There has been the occasional snag but nothing detrimental.

I sold a few sites and three of the most recent ones I'll tell you about the expierence I had.

One of them was a rater site, basically upload your picture and people rate how good looking you are. Shallow I know but it works. I sold it to a guy for a decent amount of money but after he set it up, he basically turned it into a porn site. Was it something I wanted? Not really but since I sold it to him, it was his choice on what to do with it, even if I disagreed.

I had a free image host site which did quite well. I sold it because I didn't have time to update it and it was left very basic. I sold it with a little difficulty. The person who wanted it wanted it fast and was very skeptical when I told him I'll help set it up for him.

To keep a long story short, he had an older mySQL database which ment he couldn't load the database backup and he was very difficult to try and help. He wouldn't listen to my advice about upgrading the mySQL database or let me change the file so it was compatible. He was difficult to help but about 3 days later he said to me something along the lines, "I found the problem, I needed to update the mySQL database". Even though I told him what the problem is. After that he thanked me a few times for helping him and not being one of the thousands scammers out there.

He changed the site so you had to sign up to use it which a few customers sent me an email complaining about it even though it's not my site nor my email address is still there. I warned the new owners about it but they thought it was for the better. Again it's thier site and I have no say in it.

My most recent site I sold was the most diffcult. It was a web hosting business and I had a LOT of offers, some were very good and others were just ridiculous requests and others couldn't speak english.

The hardest part about it was I wanted someone who would give the top quality care for my customers and many were in it just for a quick buck so I sold a few here and there which at first saying they were 24/7 support which was usually not the case. I ended up giving most of my customers away to a very good business who I know give customers top quality care.

I sold other sites but well I don't want to write a book about them and I can't say too much anyway as I'm sure people who buy them want some confidentaility.
